What is a home measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a legal form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, an appraiser takes measurements of the home with a measuring tool — generally a tape measure or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage and the general layout of the house. The final product is a legal document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services required?

Challenging real estate taxes

Tax records often reflect the wrong area of a property because the values can come from various sources, and occasionally go unproven — meaning you may be paying for more square footage than you own! Unless an appraiser has recently completed an evaluation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Marketing a home or property

A home floorplan service can ensure that you're paid fair market value for your property. Area is one of the biggest elements potential buyers examine when purchasing a house — but since square footage values are often estimated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of interested buyers. The only guaranteed method of using an accurate GLA when listing your home is to reference a previous appraisal or home measurement service executed by a certified appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's property sells at a price that accurately reflects market value, we recommend asking for a floorplan service for the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool to entice potential buyers since they can see the layout and features of the property before and after a showing.
